I think these bigger cabins are getting sucked up by the normal demand and with the lack of new builds coming online.

They almost always refuse to accept any offer form other than the Association of Realtor forms.I once had to scramble to find an agent to represent me on a time sensitive deal, but the agent demanded to view the property herself first before writing my offer.

There will always be demand in the market (it's not like some covid markets that could disappear as vacation destinations almost entirely over the next decade), and the regulation risk is as near to zero as you can get in this industry so long as you buy in the approved tourist zones (again, compared to some smaller/less mature markets where they could outlaw STRs tomorrow).For short period cash flow there are better options. 

Such units are painfully in short supply and sky high demand.

With so many banks to choose from and me already doing thorough research, I was hoping someone had a personal good experience with a certain bank or an individual at a bank who understands our world.

So while you may get several numbers for an individual, not all numbers will still be active for that person so the total accuracy rate will go down.

I did some mobile home deals down there (4 total) and the change in immigration laws and the recurring storms has really dented the demand down there.
