Most auction companies if the house is occuppied will tell you your not allowed to approach the homeowner.I violate this everytime.. set max bid and semi stick with it though.. but one trick is its human nature to stop at round numbers IE I will bid to 205k and thats it..

It would not take much of an innocent human error (overlooking some roffing/plumbing/electric problem) to eat that up quick.Taking appreciation out of the equation (cause that is educated speculatiin and I do not know your market), I dont thinking tying up the down payment is worth it.

Then I have to go to the Secretary of State website to enter the entity name and see if I can find the name of the actual owner (human) who owns the LLC and then cross-check the mailing address provided by the Title Search report to see if it's a residence and if it's the residency of this person.It's not only highly inefficient and not scalable but also highly inaccurate.

Realize, too, that fix and flippers tend to have cheap sources for this sort of thing and would not pay anywhere near what a homeowner would pay a kitchen fixing company.Your best bet may be to donate the cabinets and appliances to Habitat for Humanity.
