Should I first get a homeowner insurance and then swith to landlord insurance once I find tenants?

Hello everyone, I'm new to wholesaling real estate and looking for advice on how to approach homeowners effectively.

I am printing letters today to start mailing to homeowners of distressed properties.

I was thinking of sending them a PDF flyer of something along the lines of "How to screen a tenant", "First time homeowners must do for the first 60 days", "what to expect from your first multi-family property", but i feel that might be a bit to simple.

The HOA finances were badly managed and the homeowners would argue with the HOA board members.
