There has been so much AirBnB panic over the last year and a half, yet I have not experienced any of it personally, actually the opposite.We changed our pricing strategy for 2024 based on some market analysis from the previous year in an effort to increase lead times, average stay, and ultimately revenue.

So, if you parents received $1000 rent for August and you close in the middle of the month your parents might be paying $500 to you for the rent for the later half of August.

The program worked well in our case, and we are roughly half-way through our 3 year obligation.

Some landlords offered more expensive rent for a 9 month period but the math didn't really make sense (half month savings at most) compared to a standard 12 month lease.

Yes, the property was rented at almost half of what market rent was.

I agree with the above comments that being 1 mile from the beach is the same as 15 miles.
