Once the appraisal comes back it's usually just few days longer and a few more grey hairs from me chasing people around for these rush jobs ;) until closing. 

The higher the price tag the more uncertainty in ARV, the more risk the more holding cost, the more grey hair...Stay away from this deal my good feller.

The project took about 6 months start to finish and I netted about $10k and maybe some gray hairs at the tender age of 23.

The key point here is that anyone who applies for a short-term rental license with the city of Denver has to sign an affidavit affirming that the rental is your primary residence.
