I don't know where the property is located, but here in North Texas, 5-years is a long time for a roof, because a single hail event can wipe that roof out every year, and then it becomes the insurance company's issue.

The buyers had an inspection done and are claiming roof needs to be replaced because of hail damage.The buyers then had a roofing company come out and inspect the roof, the roofing company findings supported the conclusion that hail damage had degraded the roof.There have been no hail storms in the two years I have owned it.When I purchased the property the previous owner declared that a new roof had been installed in 2019.
