For a while I was pretty flush with government infrastructure money. 

Maybe they apply to one of the charities that is flush with cash from the government.

The numbers will always be worse right after a new property is acquired while you work through inherited bad tenants and deferred maintenance.Wait till the day your cleaning cat poop out of kitchen cabinets, or dead fish out of a fridge because the electric bill did not get paid, or a dirty toilet because the water bill did not get paid, or rolling up carpet to burn so the exterminator can kill the fleas, or a renter turns the water back on while the plumber is working in another room so they can flush the toilet.

And/or you put something heavy over it you can cause the drainfield to collapse. 4- You flush wipes (even the flushable ones) and because those don't sink they float into the drain field, and,  again you're screwed, you'll have to replace the drainfield. 

I just thought if you see a toilet in a home, you have an expectation that it would flush.

The only way you can really finance a pre-construction property in Mexico is by taking advantage of developer financing when it's offered, which is very uncommon and is even less so know given that many buyers are flush with cash so developers want to sell too those buyers.Your interest rate will be way higher than 7%.

don't flush  xyz down the toilet , don't dive in the pool.

This type of deal is the type that makes me believe marketing to buyers (both of investors class and un-lendable but cash flush owner occupant) is frankly more important than marketing to sellers.
