If you are offering on MF then low ball offers are also a huge turn-off for agents and unless you take the time to demonstrate to these agents that you have cash in the bank waiting for you to sign on the dotted line then they have little reason to give you the time of day.

RE investors have been using lease-options for ages without (m)any repercussions in terms of their original DOS clauses being enforced by the primary lender, so it is unlikely that this case will have much of an effect, because these clauses aren't enforced much anyway.
