How it works depends on how the offering is issued (506(b) or 506(c)) , but basically the first step is self-attestation of accredited investor status.

Call every single flipper/developer in your area, post the deal in every investor Facebook group, and go to networking events.By the way, if it's easy for you to get a property under contract, most likely you are offering too much.
