I have handled thousands and thousands of maintenance requests over the years and there's only been 2-3 instances where the tenant suffered some damage.

What I mean is this Money market at Bank of America pays for instance 4%, the money market local Bank of Bricktown Pays 4.5%, an online outfit is offering 5%.

We aren't using the garage at all and aren't planning on doing so, so we thought on making it a living space separated from the house for rent, which we'll sacrifice 1 of the bathrooms to add it to it, and later on do the same with 1 of the rooms as well, though I would have to make an extension to add the rest (kitchen, bathroom, etc.) so that way we could take advantage of the space we aren't using. 

I've had several instances when a seller came back to me years later and asked for some "help" with their old subject-to loan when obtaining new house or car financing. 

For instance, you mentioned having some experience with rehabs, having fixed up and sold your parents' property.

Looking back, there  have been several instances where it might be questionable as to whether I really needed one or not.
