The exemption is never extended to real estate licensees or professionals.Also while the exemption applies, it does not necessarily protect you from civil liability, as there have been a number of lawsuits in the last few years against AirBnB and its host regarding the Mrs Murphy exemption.

I always offered to do more than what my job was and kept extending myself to learn new things.Another mentor is one of my general contractors.

So all my desired long term tenants are below market rent; I have one tenant that has rent set at market because they are not desired but not bad enough to warrant me not extending their lease (they are on month to month but soon will have length of stay that will require me to provide a 2 month notice).So the tenant made the right choice. 

However, I feel like a weight is on my by extending the loans out!  

I would think it's an expense since the useful life of house is not extended.

I had violations issues, worked on them, called inspector to try to extend the due dates, and never hear back from him, until I received a summons to court.

Then extend the lease out to 18 mos so you can get thru the winter next time and aren't in the same spot.....
