I have teams built out so I would absolutely take on an Opportunity zone project or some other large value add project.In your situation where you are just and investor, and not in full control of the execution, I would probably spread the funds around and hedge my bets.

So for this person you'll want to have lots of cash reserves, perhaps a high paying self employment gig or Job to weather the storm and fund this investment till the time in which you can fulfill or execute your game plan.

Fixer value add is a nice idea but do you have the capital and time to execute?
