I think the before vs after pictures really speak primarily to your experience and ability to execute a project so it can help lenders gain comfort with future projects and allow you demonstrate what level of detail you except out of your contractors.

Any advice or shared experience would be great.

@Chris Seveney While I'm not at that level to be able to provide personal experience I will follow to see what others respond with.One question I would have is, 'What is your current loan volume today?'   

Rent control in the bay area can be extreme as many areas have rent control in excess of the state mandated rent controlIn general experience RE investors are not choosing to add a single ADU in single family zoned areas.  

AIArtificial intellect is not (at least not yet) a replacement for the actual intellect and experience.

Not disputing your experience and I'm sure your agent is great.However, the Goosehead model is designed for the local agent to sell and the corporation to service.

So I am not telling you what do, rather I am just sharing my experience. 

What you want is an agent with experience who knows how to negotiate, watch your back, navigate difficult situations, understand contracts and law, provides an objective cross-check, etc.

I think 1) 10 years that includes recovery from GFC and the Covid pandemic is not a long enough duration2) I think for those 10 years, 100% is not that special3) I think many Midwest markets did not experience the appreciation you depict.There are Midwest markets that have pretty good long term appreciation but there are also many Midwest markets that have appreciation that has not historically kept up with inflation.
