Stop chasing guru/mentor “education”, tactics, strategies.  

Only nearby city that rivals it is Amarillo (2.5hr drive north) and it does not have anywhere near the education infrastructure or $$$ inflow Lubbock has (at least not yet) with Texas Tech and associated schools, SPCC, LCU.

It is a great resource to get started, and I guarantee you can make it happen with some education/solid team.

(Example: investing for long-term capital growth for your kids education in 15 years, you have $200K to play with, you want to be an active investor in a market within 3 hours of you).

I’ve been focused on continuous education rather than taking action, but you’re right.. actually doing it will provide better experience and knowledge.

What I did was first got educated, then I started finding good deals.

I would avoid Holly Hill, Daytona's ghetto, like the plague because the oldest profession seems to be a major profession there if you know what I mean.The Daytona area is a bit or of my way, and my brother-in-law had frequently complained about finding a nice property that turns out to be in Holly Hill.Nearby Ormond Beach and Port Orange seem like nice communities in comparison.

My city seems to bid the land banks but I’m planning on reaching out to get educated on how the system works.
