Was doing some drive byes on a few properties this morning and stopped in on an open house.

Nothing mind blowing here...If a tenant sends me a video of a burst water line the last thing I do is waste time getting in my car and driving over there.I'd immediately walk the tenant through shutting the water off.I don't know if you were trying to dig at me for talking down about $80k properties.

That's a powerful combo which could get you into a better space if the leaks are driving you mad!!

Are there other areas in CA that you could drive to and find a multifamily in your budget like in San Bern?

Slow & steady wealth building is sustainable wealth building.

As far as level of service, its improved slightly only because I am on top of everything constantly which isn't sustainable but is what is needed now.

Now its 1-2 but there is population growth so that drives demand.

Look at population growth, job opportunities, and other economic factors that will drive rental demand.

You are going to want to keep a PM in place for any property that is more than a 2 hr drive from you.

We plan on being  long distance owners/mgrs and can't imagine findng & hiring someone to rent a truck, drive around and grab furniture on a onesy/twosy basis, particularly within a reasonable timeframe to not delay launch.
