The rental increases and equity growth makes our  market very forgiving.

And you have to really know the market and area we did not have the time to drive everything you just had to already have knowledge of the area and what the parcels looked like etc..

Inflation whether due to material costs, material shortages, labor shortages, labor wage hikes, or just increase growth demands, etc won't be curtailed starting 4th quarter of next year.

If you do go out of state start with a location that you can drive to or fly to and from in one day, maybe AZ or NV.

This is driving up prices for everything.
