Definitely look into HELOC/cash out options, but if those don't work in terms of rates or availability I'd suggest using the existing cashflow from your multi to offset a primary mortgage, and then find a primary with an ADU.

Definitely lean into the local market knowledge and opportunities you’ve got with your short-term rentals, too.

I think in terms of rentals, the smaller ones are definitely the better returns right now. 

Selling could definitely be an option, especially if you’re feeling uneasy about the numbers working out.

I definitely prefer this option as the whole point is to get built-in equity.

Definitely leveraged.

Whether it is included in the rent or not you cannot coverage everything that can possibly happen in the world and you DEFINITELY don't want to set this type of precedent.
