That 450k could build you a lot more wealth else where in the country.

It can also be a a good market for appreciation IF you know where the path of progress is.I disagree about South Bend being on a downward trajectory.

In which case the 1031 exchange would be your path because it opens up 100% of the equity in the property and the deferred tax to be used by you to purchase replacement properties of any type anywhere in the country! 

But being a rookie investor, I'm terrified and need help exploring the path to success.

So in my market residential RE has few paths to good return: 1) patience.
