I'd just like to compare and contrast the results of my fellow investors. 

In contrast, a bank loan can close and fund in an average of 21 to 45 days.

There in lies the idea to contrast what "perfectly good" really is.  

Common issues making this town a no-go zone for both seasoned and new investors alike are high taxes, safety in the area and lack of longer term appreciation outlook.That being said, other investors I work with love to buy in this area thanks to the lower acquisition costs, decently higher rents/cashflow and opportunity for guaranteed income thanks to Delco's relatively simple Section 8 program (simple in contrast to Philadelphia county where a S8 license is required).

With the walls/trim taken care of, i could see how everything else (fixtures, appliances, etc) should compliment the light/ dark contrast.

Could be a good idea to seek another research tool and compare and contrasts if the costs allow for it.

Quite a contrast from a few years ago when we hired my brother almost full time to compiles lists of trustees sales for us and we were buying multiple homes/week.  

By contrast, if you're going to move in 3 years the exit strategy is very important.  2) If you are going to live in this house, figure out if the mortgage interest is really going to be tax deductible. 

Contrast that to my 4 worst contractors we used.
