Hi all,Here is my information pertaining to my question of which state is the best to start an LLC in:The business will be selling dried fruit.The location of preparation, packaging and shipping of the product is in California (at least initially, run from out of my house).I will be the only employee (most likely for several years anyway).Business will be conducted online only, selling to anyone living in the U.S., Canada or Mexico (initially limited to these county's due to shipping scales of economy, to be expanded elsewhere if I can get shipping costs down).I ask this question for the purposes of:Paying the lowest LLC start up and recurring costs related to the LLC.Having the least amount of paperwork required to start, and maintain the LLC.Having the most comprehensive protection for such a business (& of course, for me the individual owner of the LLC).Aside from the LLC, I will get a CA class a cottage food permit and of course pay CA taxes.

Am I as the buyer able to sue the owner of closing company/person who conducted title search due to fraud/negligence or do I only have a breach of warranty case against the previous seller (who is a master of setting up and dissolving LLCs to conduct similar high risk deals - unknown when transaction began)?

You can always add a provision in your lease for your tenants to provide that consent by signing the agreement, but not for their associates showing up on the premises.Based on your description, I myself could be thrown in jail instead of the drug dealers I am recording that are conducting illicit activities inside the vestibule of my own building.

Personally I would not send a letter or an email .i would drive right over there immediately walk rIght up to the door and tell the idiot to hIs face to lose the dog or he will be evicted then I’d hand him the quit or pay notice right then and tell him to improve his conduct or him and Fido will be whimperIng on the street . ..or you could kindly send him an email bake him some fresh sugar cookies and ask him if he was willing to compromise with just 3 pit bulls in the house

Fine, but when I read the binder, it has the standard line that members are covered "but only with respect to the conduct of your business" ("your" meaning the LLC's business).
