If the FHA loan still allows that I would thin as long as you occupy one of the "units" you would be compliant.

Let the servicer focus on being compliant, let the attorney focus on making sure your foreclosures are following the rules etc. 

In most cases, borrowers become compliant and ultimately executing a full foreclosure process is rare.

I heard that you need a Mortgate Loan Originator.All I wanted to do originally was signed a Deed of Trust reviewed by an attorney but it seems I'll also need an MLO to be compliant with this regulation. 

You can also create one from examples you find online then take it to a real estate attorney and have them edit it to make it compliant.

Sometimes...it's hard to be an investor who wants to make money investing along with an ethical and compliant agent who works for commission at the same time.
