The city allows properties to be annex into, you pay a fee and then it goes up for review by the planning committee, so there is a bit of risk there.Unfortunately properties in this area are going for dirt cheap a lot under 40k, but the number of qualified tenants and buyers is very low, and the amount of properties for rent definitely exceeds 4x from tenants.I agree with your thoughts about the city, I would like to keep them in the county, the street also bumps up to zone-1 area, salvage yard, manufacturing, etc.

I paid a deposit of 5k for a course of his that was to be held in his Florida home and he cancelled the course last minute and his staff have told me that the decision for a refund has to go to a "committee" which is total bs because that is a straight refund as far as I am concerned.

At the last minute, the executive committee that reviews loans had one VP in the room that refused to budge and they put the kibosh on the loan.So, to make a long story longer, the reasons why its so hard to get to 50 is financing, financing, and financing.

I like to hear the loan officer using creative language etc because it likely means they feel like they have some flexibility and that in turn means they likely have a good relationship with loan committees/underwriters etc.
