Their business model is that they manage remotely and have partnerships with local vendors to handle cleaning, linens, etc. 

I'd also like referrals for a realtor, maid (for cleaning, washing linens, making beds, stocking supplies), lawn care and pool care (I hope I can get a place with a pool).

@Faiz Kanash I think we need to start moving away from the clever BRRRR and start focusing on added value and forced appreciation.

Schedule C applies to hosts that offer additional services such as daily maid service or linen changes.

It's definitely about setting up a well managed system.We do use MLS from time to time and pursue aging listings (active on the MLS for over 6 months) and we have done deals with those leads as well.Nowadays it is not just about volume, but clever systems in place and using the right tools.

I would start with LTR unless you happen to already have nice furniture, linens, full kitchen, tv, etc lying around.Mine specifically normally rents for $1000 as an empty LTR.
