Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

So if the appraiser determines for example that the average rental amount for the area is $1,500 then the mortgage, taxes and insurance (and HOA if applicable) need to be at or under $1,500 to get the most favorable terms. 

For us, screening takes place from the time we (someone from the office) speaks to the potential tenant, through the showing, and the application process.

@Rion Redinger Hi Rion, I don't show a unit until I have a completed application including a pay stub documenting employment and income, a copy of the applicant Driver's License and I will have run public record court searches for all munis and counties listed on the application.

I would always suggest a camera scope, plus termite inspection where applicable.
