This sounds like a SFR and if so it is typical that the tenant is responsible for these kind of items.

As a travel nurse, we have to do all kinds of background checks, drug tests, and other compliance items.

I'm not sure how straight-forward your rental amounts are, but I needed the ability to line-item out several different charges (CAM fees, etc.) as well as have different base rent amounts based on the year of the lease (cost of living increases yearly) and found that Innago was the best fit for me. 

We are furnishing with contract grade quality and amenity heavy (game room/hot tub/murals/new paint/lighting and ALL basics needed to host a 5* stay so all bedding, kitchen items, bathroom items, linen and bedding as well as the labor for trades.

But by controlling the individual deal I can buy in a good location and at a discount (equity capture at the buy). 

Other platforms like RentRedi are so overloaded with features and require additional subscriptions that I gave up on it --- Baselane was simple as hell and did those things better IMO but is missing some core pieces.What platforms do you love for the above items?

This is the only itemized invoice that felt expensive too. 

Also usually the estoppels are one of the last items.

Bottom line is it's a pain in the butt and in some areas you have to escrow money for those items (see the escrow column in attachment below).
