(it happens sometimes) that the Life Estate is a poor plan.The basics are that the Life Estate owner (really just a conditional ownership as opposed to Estate for Years - which is time certain) will almost assuredly become messy if that owner looses capacity and must be dealt with.Who wants to be on the 6 oclock news as guy/gal evicting Mrs.

Nate, I want to be clear that the names I provided earlier are individuals I have never personally met, never collected any fees from, in any capacity whatsoever and I only know of them because they have done dozens of deals with many of my past clients (these have been very wealthy, successful and extremely diligent investors) and those are the two companies that have consistently been utilized by my clients over the years.

Being a Jr. lien behind their existing 1st is little if any security, unless you have the capacity to foreclose on your 2nd lien if you must, and then take out the 1st to acquire the property.

Dave, it is the same as for a general partner, since that is the capacity the single member is acting, he/she is personally liable to the LLC, not to the public per se' but could be as well.

The valve was attached to a 1 foot piece of PEX which went to an 90 degree elbow, then another foot of PEX that ended in a T with a 6" PEX stub on either side, each ending in a plug.We attached them each to a garden hose (around 40psi if I remember right), filled them to capacity, got as much air as possible out, then closed the valve to retain pressure.

It will be a LOT easier for you to buy in your individual capacity even though that will create limitations once you've bought a certain number of properties - banks are hesitant to give too many mortgages to one person.
