You brought up a good point regarding converting to a traditional mortgage before a balloon payment comes due. 

I am sticking with the one that brought me.

My idea would be to put the word out in my community that any random person who brought me a lead, I would pay a fee to IF I closed.My community is fairly small and word of mouth travels really, really fast here.

I always say to dance with the one that brought ya. 

We did that, but I brought in a 40-year experienced veteran with over 40,000 units of experience and who has started national multifamily management platforms six times in his career. 

But I believe my tenant's filthy habits brought them in.
