Brainstorm with your agent and strategize what the next plan of action is.

Right now, I think I will try to 1031 the first property and releverage the second with a HELOC...just brainstorming now though!

We've been brainstorming and the things you mention come up with like a million other ideas but its good to have a concise idea of best next steps.

The property needs some light rehab, and there are no tenants.]I have brainstormed:- Transfer the deed to  a Irrevocable Trust- Use some other type of specialized Trust- Some other sort of entity- Execute a Mortgage or other type of lien on the property- Find my own buyer and sign a Purchase & Sale agreement with them, there by tying up the property in a deal -(bad idea) Transfer the deed from my cousin to myself + my cousin. 

I am an investor & developer in South Florida, would be happy to brainstorm together. 

Question I have is, does anybody know of a way, even if it’s just brainstorming, to gain temporary access to these funds so that they can be mine, even if just for a few minutes, and then I would double close all my deals vs assign them. 

Looking to find others in similar boat to meet and brainstorm.

Secondly, brainstorm ways to make the lots better "highest and best use" then what they are currently or what they are ask parking lots.

The agent and lender I worked with, work with investors and understand how to brainstorm all together to ensure the best possible outcome happens!

I am seeking advice from this community to help me brainstorm ideas.
