You're not going to walk away exclusively with feelings of pain or pleasure as-in feeling like you "paid for nothing" or "overpaid" if no defects in the sewer line are found OR feelings of "it was worth every penny" or "thank god I had it done" if defects were found. 

These rules can be a pain but they are fund EVERYTHING so you know.

Brand new 4b/3.5ba 2000 sq ft townhome  on same block (5625 Riverton ave, North Hollywood) rented out for $5800 after 2 weeks on market. 

I could sit and tell you all zip codes I am comfortable buying in but Akron like many cities almost changes from block to block.

Timing Your Sales - From a technical / IRS standpoint, it's easiest (and cheapest) to have all three of your sales close before your purchase, and to have all four of those transactions occur within the same 180-day calendar block.

I have a rental portfolio of 15 properties and a primary residence on a mortgage. 4 of which are in Indiana and plan on selling those this year. 6 single family homes in Pa in the same area and 2 duplexes (2 units each) .

One street may be decent, while a block or two away can be very unsafe. 

It'll be a pain in the butt, potentially, but at least you'll be positive. 

It's unfortunate but side deals are more of a pain than anything!
