I want to invest part-time in buy-and-hold properties; my goal is to have 50 properties by my 50th birthday.  

After handing over the keys i went to work and hated being there, since then i have been obsessed with finding a way to get my next property and have spent the last couple weeks listening to podcast and reading the blogs.One thing that i did (right or wrong) that i was really happy with was i bought my tenants flowers ( i was going to include wine but didnt want to give them the wrong idea), made a big binder with emergency numbers, long list of every nearby restaurants, local activities and even flyers to local events.

Find a locally grown; pastured raised; organically certified; Lawyer... seriously find the best in the field; in your areas and become his or her office wife, husband.... you're flowers better hit the desk before her husbands!

You are obligated to pay those dues and if you don't want to you should sell your home and move to a non-HOA neighborhood.It makes me sad, and just a little bit angry, when people who can't seem to pay $20/month have a new car(s), send the kids to ballet lessons, throw birthday parties and brag on social media about their vacations..
