After handing over the keys i went to work and hated being there, since then i have been obsessed with finding a way to get my next property and have spent the last couple weeks listening to podcast and reading the blogs.One thing that i did (right or wrong) that i was really happy with was i bought my tenants flowers ( i was going to include wine but didnt want to give them the wrong idea), made a big binder with emergency numbers, long list of every nearby restaurants, local activities and even flyers to local events.

I own a rental townhouse that is governed by an HOA (yes, I know many people don’t like to buy houses in HOA communities, but where I live there is little choice).When I purchased the home almost 4.5 years ago, the previous owner had removed the groundcover from the small front yard, and planted bushes and flowers and mulched the whole thing—the yard gets little sun and most of the other homes on the row have weeds for the front yard instead of grass.

You are obligated to pay those dues and if you don't want to you should sell your home and move to a non-HOA neighborhood.It makes me sad, and just a little bit angry, when people who can't seem to pay $20/month have a new car(s), send the kids to ballet lessons, throw birthday parties and brag on social media about their vacations..
