I also connect it with RemoteLock so anytime a guest makes a reservation, a door code is automatically created for them equal to the last four of their phone number.

@Jonathan Snider oh that's exactly how we got started.....We were going down the path with an quadplex LTR then shifted.

That said hard to say what happens with market but if things begin to shift that is when people who have no idea what they are doing usually suffer the most because they are taking the biggest risks.

Needless to say, the market has shifted dramatically since 2022.

For some investors, the decision to shift from renovating to building new construction may be driven by market dynamics, such as the availability of land or the demand for modern homes in certain areas.

But, as we get closer to 100% leveraged, that risk starts getting shifted more onto the bank and away from the investor.

The automatic emails or text messages are free and easy to set up and I think it's a good practice to let them know that I will be following up on this and will evict you over it without flat-out saying it.

I believe RE is a great option, you just have to shift with the market and look different avenues in RE. 

When it shifts, you will be educated and ready.
