Hi,If I buy a apartment doing a seller carry back, how do I explain to the seller how they are protected if they carry a 2nd position note subordinate to the bank?

My current deal has been delayed for over 30 days because the Launch rep wasn't aware that you cannot wire money from an offshore account- by federal regulation, the money must season in a US bank account for 30 days.

Secured by Deed of Trust.The property is a manufactured home attached to land in Southern Colorado.

Separate bank account, credit cards, signature blocks for every contract and document you are signing for LLC. 

Our plan is occupy the home as our primary residence.After further digging through the Grantor/Grantee Index it appears that the original lien that is being auctioned is from 2005 and a couple of the banks listed on that original Deed of Trust are now defunct and closed (one is First Franklin).

That is what the guru company said to do because the banks cannot tell you that you can use CC to pay off another.

Who governs the bank and what would they do about that bank president who knowingly did this is more of what I’m looking to research.

I typically use regional banks to fund my deals but my 2 go-to banks have either slowed or fully stopped investment loans so recently I've connected with several online brokers but all came from ads or they reached out to me vs personal recommendations and intros so I have concerns.
