We were under contract for a couple of months while we got through the various contingency periods (attorney approval, inspections, appraisal) and while the tenants were given a sufficient amount of time to move out. 

Hi fellow real estate investors, We have a home under contract that appraised above the purchase price.

There are two appraisals done.  

They are appraising my duplex as two separate single family dwellings. 

If you’re concerned you could ask for an appraisal which will take into account the value of the land, the value of the building, and the value of any rental income if any exists.

I was spending hours analyzing deals with a W2 job and all the money I spent on appraisals and inspections on offers I made became too much.

I haven't heard of a significant market collapse anywhere.I just had a client in FL get about 20% more on a refinance appraisal than they expected.Maybe some small market are going down but overall we are seeing things stabilize if anything.Rates went down recently for us and many other lenders which also supported values remaining where they are.

Hello, how do I find leased rental comps to send to an appraiser?

The appraiser will also list comps and rents being paid based on similar homes.I will not speak for all Banks and lenders but when we approve for FHA we allow a 90 day grace period for the new owner to occupy a unit.

Last appraisal was Jan '17 and came in at $490k, before the LTR and Retail space were started (those not factored in).
