If you’re concerned you could ask for an appraisal which will take into account the value of the land, the value of the building, and the value of any rental income if any exists.

I haven't heard of a significant market collapse anywhere.I just had a client in FL get about 20% more on a refinance appraisal than they expected.Maybe some small market are going down but overall we are seeing things stabilize if anything.Rates went down recently for us and many other lenders which also supported values remaining where they are.

The appraiser will also list comps and rents being paid based on similar homes.I will not speak for all Banks and lenders but when we approve for FHA we allow a 90 day grace period for the new owner to occupy a unit.
