Financing the entire investment (through very creative means, which took me MUCH longer to figure out compared to finding this deal) seems like a no-brainer to me, but I'm scared I got something wrong in the math and this is not as good of a deal as I believe it to be.I'm a newbie, I quit my job in the Oil & Gas industry, enrolled in real estate school, completed it in 3.5 weeks and I take my test 9/4/18.

That's $160.If I was just using cash either for the down payment or for the entire purchase price I guess its a no brainer.

3 bed 1 bath seems like a no brainer to me.

If you were to build contractor relationships, and have the work done yourself, the value you could add to the property on your own, vs. the cost, is a no-brainer.

But when I compare this investment versus trying to house hack in an undesirable neighborhood of Brooklyn it seems like a no-brainer. 

Go with a no income verification product. 

I'm not saying it's a no...I'm just saying you'll struggle. 

I initially thought this was a no go until I read successful stories of wholesalers working with realtors.

I am 29 and in my earlier years I spent alot of time getting skill based education as a back up plan which made real estate a no brainer.

I have a no-smoking clause in my new lease but they have been allowed to smoke with the past landlord.
