Hampton had redeveloped alot of the area around the Coliseum, there is a whole new shopping district and a few large anchor-type stores like Bass Pro in the area too.

Granted these are out-parcels at an anchor retailer so they are the cream of the crop so make sure you take that into account with your parcel but to give you an idea, the payoff of 2.5 years for what I'm seeing as maybe $100K in upfront costs?

.- Growing interest in niche assets like student and senior housing.Necessity-Based Retail Property:- Retail sentiment improves, especially for grocery-anchored developments.- Neighborhood shopping centers are highly ranked for investment prospects.- Focus on retail properties serving communities with strong population growth.... but less optimistically, they describe the Canada’s real estate sector as "facing the years of the great staring contest”, with capital availability being a challenge across the board.Personally, don't have a strong view on industrial (not generally my focus), but for multi-family and small/local retail, this broadly does align with my view.

@Brian Bradley  and on the note subject you have two schools you have the NPN guys like what cody is talking about.. and you have someone like me who only wants performing.. the investor in those two are very different in philosophy the performing note buyer/investor is generally looking for mail box money and to anchor their portfolio with solid secure stable notes.the NPN is looking for aggressive growth and willing to take the lumps and bumps along the road to get there.. as @Cody Cox mentioned there are many how to trainers out there all focusing on NPN.. and BP is well represented with those that have NPN funds..

If you can purchase the building and the dirt, and the building is in a traditional QSR location such as a grocery anchored center out parcel, or a hard corner, those type of prime locations are often worth getting and holding onto.
