Check some older case files and determine if a lack of inclusion of real estate info is typical or if files commonly get amended later.When I want to learn something new, I envision writing a book with chapters and research the heck out of it thoroughly. 

Get something signed, even if you have amend it later. 

If you present it properly, most often then not, they will sign an amended lease for a new landlord which will include a clause voiding the current lease so that you can implement your own standards.Living in the property makes a world of difference when dealing with tenants and what tenants will do and not do.  

We have amended the closing date twice now to accommodate the Seller in giving proper notice and beginning the eviction process.

it will take a couple of weeks to close on it anyway you can make the contract to purchase asignable to the LLC once formed it should not take more than a couple of days to set up LLC, your accountant can probably do the state filings and the businesses you describe you should be able to use a boiler plate multi- member LLC operational agreement and read through it and amend if necessary.

I am the board president and 9 years ago amended the bylaws to be owner occupied.

I know this happens and there is no reason the agreement between seller and seller's agent can't be amended. 

Should anything go beyond these terms, they can be amended and must be signed by both parties.Some escrow companies and realtors will take a look at it for free and tell you if it is legitimate (if you want to save money or just get an opinion from an independent party).

Thanks @Stephen Bell, I just amended my lease to include a maximum allocation of one vehicle per bedroom per unit unless with prior written consent by Landlord. 

Never mind the possibility of an audit. ( Not worried as much about an audit and she didn't go overboard so I don't see any red flags)I wasn't happy when I received my copy but figured that I could easily fix this and amend them to what they are suppose to be and correct everything.
