It's too early to tell if this will provide long term value, but I scoped the area and his 8-plex was located in a largely small SF neighborhood (so his MF property stood out in that respect).

The older homes that are structurally sound should remain so, since they have stood the test of time, but only if improvements didn't compromise the structure.

I thought the estimate was conservative considering that it doesn't have trusses and has a 15+ ft ceiling peak, three double window dormers and access via two separate stairways. 

I agree with the comments already mentioned.The floors were the first thing that really stood out to me.
