For purposes of this definition, an individual or entity will be found to have engaged in a pattern of business if the individual or entity by itself or with any combination of other individuals or entities, whether as partners or common owners in another entity, has engaged in one or more of these practices on 2 or more occasions in any 12-month period” In short- You'll need a real estate license to assign contracts if you do more than 2 deals in a 12 month period.

On occasion, even though the borrower/investor is taking the property into an LLC, they'll make the mistake of the EOI being in their personl name and not the LLC name, as is required.

However I now have text records from the girlfriend admitting the abuse and the damage caused to the house as a result of the abuse (of which I also have photos) and I also now have have multiple text records of other tenants telling me that they hear/have seen him beating his girlfriend and her screaming for help and I do know that the police have been there on multiple occasions from her having called, though I do not have those records.I think between the police report, multiple texts of concern from other tenants, texts from the actual girlfriend explaining what he has done to her and to the property, I should be okay... but I still just want to really ensure I have everything airtight prior to starting this process as I am SURE it will get ugly.
