Vegas is a great market. more bang for your buck than cali with lower taxes and property values. 

various repairs have different returns some like a kitchen remodel get a lot of bang for their buck, others need to be done but don't add a ton of value like upgraded electrical.

If I should spend the extra buck and install vinyl fence in hopes that it is less maintenance and will last much longer?

You can get them at home depot for about 10 bucks with all the door and screen material. 

Cost me less then 50 bucks, and another 40 for a new shop vac

well its only 1,500 bucks seems like a lot of effort your running there to get opinions.. just do it.. if your going to be buying multi million dollar properties what's a few grand in the big picture..  

You also get more units at the same address.You also get more for each buck used to add-value because of the cap rate used.
