I'm doing one in Michigan with my gf in a duplex just got a tenant.

I have a private money lender, but I just don't know how to structure the deal.Anyone out there in the Michigan area that can assist me? 

It comes down to debits and credits for the most part but there is also the logistical and sometimes conflicting component of investor requirements and 3rd party requirements (MI company, junior lien holder, senior lien holder, GSE, etc.) that at the least, influence the transaction or, can control the transaction beyond the seller's or lender's objectives outright.

@David Santore - I underwrite property for various areas in Michigan - you sometimes have where the Market Value of the home may be more or less than the replacement cost of the home.
