Tenant is moving out in under a month. 

My initial plan was to do a cash out refi on my first rental but the appraisal came in under 100k and I'm having a hard time finding a bank to do the loan.

We keep our 4 piece (stainless) appliance sets at under $2000 and often come in under $1500 with sales, scratch and dents, or a deal on a used stove or fridge. 

I’ve already been inundated with companies willing to “sell” me info on how to buy properties.

Not to say that you can't or won't, but from what I've seen, I'd be a little hesitant to close in under 30 since the HOA are things we have no control over.Cheers!

Regardless of what market you invest in, know the zip codes, know your 'buy box' inundate wholesalers who can help you find that criteria.

Keep plugging away and you could completely replace your teacher's salary in under ten years.
