@Gil Levy I recently completed rezoning a project from I-1 (Light Industrial) to C-1 (Community Business District) in Sylvan Hills and built 3 story Triplex.

I have been in the industry for sometime now and want to start investing.

(I don't believe in the 9-5 rat race) I have good contracts, a solid book of contacts for dispo, a decent understanding of the industry, I'm just really struggling with finding leads.

MInut has a low average review (mid-3s I think) on Amazon which is a bit of a red flag. 1 per room at a total of $60/month sounds excessive for something that is not likely to be a common occurrence.

The home was an average deal at the current loan rate.

Newbie in RE industry.

As of March 2024, this is what I've learned: --> He states he only enters into deals that are projected to earn no less than 25% return, and says he's averaging about 36% return on property investments. 

@Michael Dallas2nd position loan at 100% ltv and 10% interest is not a great deal for a lender. 1st position with low ltv then maybe but even those are averaging around 12% now

I've found myself more focused, and have come to the realization that while, the vast world of REI and improvement podcasts is a great way to find out what is possible, it does not work well for me to help drill down and take action, especially when this is an industry that literally everything could work.I'm excited to take this new "era" to BP con and use that as another launching point going into the Q4 and Q1, and ensuring I'm saying NO more than I'm saying yes.
