It brought up a few questions the first being;Do I use the cash I have saved up to implement the BRRRR strategy vs buying multiple homes with down payments and using conventional financing (possibly looking into 203(K))?

A good rule of thumb to be safe is to wait until their current lease expires and then implement your rent increase to whatever you want (of course justifiable according to your specific market rents).

What you don't want, is a heater that leaks carbon monoxide into the unit and hurts somebody or worse.
