I personally recommend looking into out of state investing in a market like Columbus OH for cash flowing deals that hit the 1% rule and have lots of appreciation due to the great macroeconomics - population growth, job growth, and major companies developing here (Meta, Intel, Amazon, Google, etc.).

I would google the applicant’s names to get the details of the felonies and also look up their last address to see what the true story is.

Multiple, billion dollar companies are investing heavy in our area, such as Intel, Google, and Amazon.

Big companies are moving and developing here like Intel, Meta, Google, Amazon, etc. and population and jobs are growing.

I have not gotten drunk on the kool-aid myself, some of it seems a bit optimistic vs realistic in my opinions but we will see, it's surprising what one can do when throw a few dozen million at it.

Think of Sears, Toys"R"Us, Best Buy, CVS, Dollar Stores (600 Family Dollar Stores are set to close; 370 Family Dollar and 30 Dollar Tree), Walmart closed 11 in 2024 so far, Applebee's, Red Lobster, Stop & Shop, Rite Aid, Lehman Brothers (a 158 yr run), Bear Stearns etc.
