You don't know what material costs were, what labor costs were, or John's scope to flip the property.

Even if you are fine with carrying the high premiums during a flip, I think this really hurts your prospects on the sale.  

We found a new management company that has helped us flip the units, give our current tenant some structure, and has now found us 2 additional tenants.
