But it’s been a long turn around.We are also getting ready to refinance our Salt Lake City property and I will be looking for another mortgage company there.

Hello @John Joyce and @Erik Kraemer being a former resident of Marshfield for over 10 years alot of homes need work because 1) Age 2) Water 3) Salt. 

@Jeffrey WardI'm very new to RE investing, (but familiar with Baltimore) so take my opinion with a grain of salt.

My son lived there for the last 3 months of the year, but largely to fix the place up.If I sold a rental property then the house the inlaws are living in is a second home and the mortgage interest would go on Sch A (we hit the $10k SALT limit so the property taxes are inconsequential). 

Las Vegas, Phoenix, Tucson, Boise, Salt Lake City, DFW, Austin, Atlanta, Tampa, Raleigh/Cary and several other southeastern US markets. 

I'm looking for recommendations for the most affordable roofer in Salt Lake City ( SLC ) Utah ( UT ).Thanks!

If a margin isn't as nice, then a $1500 check for me is still better than fighting people high on bath salts for two weeks making slightly less.
