Think MTR will continue to be the best niche for Austin this year and likely beyond

It wasn’t until this past summer that it really clicked for me just how powerful the REI model can be, and so I’ve been reading, listening, consuming as much information as I can over the last few months, and I’m just ready to start making things happen.Anyway, I’m really looking forward to meeting more of the community, to continue learning and building relationships with as many of you as I can.

Should I replace carpet with hardwoods so that they are continuous throughout house? 

Even if one thinks market values will continue to increase over the next few years (I have my doubts), I would not invest in finishing a basement.

Regarding your comment that "the court continuously grants more time," I had a similar issue just prior to the Covid lock down.

If you are going to be active, and have high conviction in a project with a clearly defined entry/exit strategy then using a HELOC is one of the better sources of capital.But, I continue to have my stance that, on average, folks who use a HELOC to fund the down payment for long-term investments will eventually find themselves in a situation where their portfolios drain their personal financial situations, rather than fueling them. 

I guess it depends on if you think home prices will continue to go up over the next two years or not.  

I also did some investigating online and see the renter has a tendency not to hold down a job.I offered asking price (fair market) because it was the sellers bottom line and the fact there were already tenants renting.

There will be much more government spending and jobs created in Mcallen to secure the border, leading to continued population growth.
