I own my own construction company so figure that as an advantage for repairs maintenance but do need to due due diligence as I think some things may be missing - snow removal, lawn mowing.

So there is a legitimate reason why the prices are going up there, as opposed to places in North America where prices are fuelled by artificially low interest rates and too many investors chasing too few properties.

There's no HOA, and tenants currently pays for pest control every couple of months as well as mows the lawn.@Ed

Duplex tenants would be responsible for landscaping whereas the fourplex will require you to mow the lawn or clean the stairwell and common areas.I would probably take the duplex just because it would attract families with a little more money and probably have fewer complaints of noisy neighbors, parking, etc.
