I am tired of paying rent and feel like buying a multi-family unit in Ventura would be a better investment.But if home prices are on a long term down swing maybe renting is still a better choice after all.

Here in Ventura County, we are at 2.7 months of inventory.

From Montrose, that still puts you in the Phoenix and Vegas markets, although Ventura County has opportunities as well ( shameless promotion) There are plenty of markets where you don't have to worry about snow or flooding.
