I have a rental property in NC that is managed by a great company who I trust.I am moving to FL this month.This area of NC has lots of opportunities for cheap rental homes and we were thinking of expanding our rental investment there...despite the distance.I may require a couple of trips up, but I could figure that into the cost.Anyone else ever done this?

If they find out they have to get their checkbook out every time you come to make a repair for damages they caused, they'll likely move on.For example, my leases have a paragraph that states that tenants will be responsible for damages they cause and they will be required to pay for those damages along with a $75 trip charge if the landlord comes to fix the damage and the money will be due and owing at the time repairs are made.

As far as December payment i will pay you the 1800 but I asked you before if i can do it when i get back from my trip from Singapore on the 3rd and you had agreed to it As long as i have it in your account before the 5th and its okay, i will be in chicago Dec 3rd arriving at Midway at 8.00 p.m and the banks are close by then so i can deposit it on Monday early morning.

Scott's advice and don't even think twice about it.It's all about risk transfer.Don't get in a hurry,if it takes 2 weeks so what.This is a trip to court that you can avoid.Trust the seller as far as you can throw the property.
